Is real estate in Florida selling? Flat Fee MLS Florida Listing Service ADDvantage® reports 26% of their listings have sold the past 6 months

Is selling 26% of the homes that listed with ADDvantage® flat fee MLS in Florida in 117 days bragging rights or is this number not worth speaking of.

 

Yesterday, I asked our software developer to verify some numbers for me. He did so and the results were if a flat fee MLS Florida seller stays with ADDvantage® 117 days, 26% have sold their Florida home this past 6 months. Initially I thought that was a good number considering the market. Then I reached out to my associates in different business throughout Florida to ask them what they thought their chances were of selling with 117 days in today’s environment.

 

My high-end Miami real estate developer (a woman) said less than 10%. A Sarasota lawyer friend (a man) said 20% (he was the highest.) A St. Petersburg retired businesswoman said 10% and an Orlando businessman said less than 15%.

 

Selling real estate in Florida since 2006 has been a challenging. In 2007 and 2008, we had the short sale panic and now we have the job loss dilemma. Since 2007 there have been no readily available competitive financing options for buyers. Financing remains FHA, VA and 25% down conventional. What can you do to be apart of this seemly small minority of “solds”? Here’s my take.

 

List with a competent real estate agent that understands the Internet and has aggressive Internet marketing in place with RSS feeds going to all possible real estate websites. Next, have in place IDX feeds going to all or most local Realtor® sites. Without this exposure, Florida home owners are at a huge disadvantage. This is one reason why by owners in Miami, Tampa, Orlando and other Florida cities list with a flat fee MLS service because their Internet marketing is typically superior to 99.9% of all full-service agents.

The flat fee MLS listed sellers that sold through Realtors (76.9%) likely received more for their home than if they had sold FSBO…And, they paid just the buyer’s agent a commission saving about 3%.
