By Owners want Messengers not Realtor CMA Super Heroes

Selling a homes in Florida requires excellent Internet marketing and hopefully a Realtor that understands their role is that of being a professional messenger and not a CMA (comparable market analysis) Super Hero. When selling a home, you (a seller) will net more money if the buyer’s agent is one that lacks the confidence to say to their buyers that it is OK to offer a seller a “reasonable offer.”

It is all about value and value is truly in the eyes of the beholder, not the buyer’ Realtor. The Realtor is not buying your home, their buyer is. So why not let the buyer decide on what they think is a reasonable offer and not place a condition on making an offer such as performing a CMA to see where all other similar homes have sold for in the area. The reason a CMA is not the holy grail of Realtor tools is because it includes all short sales and bank-owned properties that may not be comparable with the property that the buyer is interested in making an offer on.

CMA’s don’t compare lots, newness of a roof, the street, upgraded kitchen and the fact that a straight-sale can close in 20 days, not 110 days like a short sale…even if it closes. There is value in getting what you want when you want it. There is value in knowing that if your offer is accepted you can make plans to move now and not “maybe” move in 3 months.

My point is Realtors suould be facilaitors not CMA Super Heroes. Top producers don’t rely on CMA’s to convince their buyers to make an offer. If that were the case they wouldn’t be top producers.

What is wrong with asking a buyer how much they want to offer? By time time a buyer has the confidence to make an offer they have likely already seen 5 or more homes and have shopped extensively on-line. If their offer doesn’t appraise-out, then the buyer can renegotiate with the seller, if need be.

Can you image stopping a buyer in mid-stream of wanting to make an offer and then have them fixate on a CMA and spoil the moment. Remember the days of paying over “ask” price for a home. Is there any ergency out there today to buy now and compete for a property? Maybe if Realtors would act like there is a sense of urgency we would see an end to this real estate down-turn.
